1. Legally watertight
We provide full guidance and ensure that all legal matters relating to the property are completely in order. This includes ownership, permits, registrations, possible debts, seizures, special rights, and more. We guide you from the reservation stage through to the notary and verify the correct registrations and entries in the post‑completion phase. Naturally, we keep you fully informed in Dutch throughout the entire process.


2. Fiscally optimal

We ensure that you do not pay too much tax at the time of purchase and also determine the most advantageous way to structure the acquisition. This can be particularly relevant if you intend to rent out the property or are considering the purchase of multiple properties. We also make sure that, in the case of rental, the maximum allowable deductions are applied. Our objective is to pay as little tax as possible while remaining 100 percent compliant. This way, you avoid problems with the Spanish tax authorities and can simply enjoy your property.


3. Financially protected

When purchasing a property, you first pay a reservation amount to take the property off the market. This is followed by a payment, including the reservation amount, of 10 percent of the purchase price upon signing the so‑called preliminary purchase contract, which is in fact legally binding. This amount can be forfeited if you ultimately decide not to proceed. In addition, the notary does not operate a client escrow account, and you are required to pay an advance for other costs, the surplus of which you will receive back later if everything goes as planned.

4. Fully insured

Naturally, you want the best possible insurance for your property. Premiums are reasonable, and in the event of damage you do not want to be confronted with small print exclusions. We have our own claims department and actively safeguard your interests.


5. Smart financing

Our group company IFAR Finance is licensed by the Bank of Spain and operates as an independent intermediary. We select providers such as banks based on quality, service, terms, and interest rates. There are differences depending on whether you are a resident of Spain or not. In addition, Spanish banks often find it difficult to assess Dutch documentation. IFAR, however, provides you with fast and clear insight.
